CARAVAN HOLIDAY HOME OWNERSHIP

Make some family memories in your own caravan!This may be the first time you have considered purchasing a caravan or you have already made the decision! We are always available to answer any questions that you may have but we hope that the following information will be informative.

When is the Park Open?

Thornwick and Sea Farm and Greenacres are open from 1st March through to 31st October each year. No caravan can be occupied outside this period and the mains services are switched off.  Greenacre West is open from 1st March through to 6th January.

During the closed period, you may still have access to your caravan dawn to dusk, although as a security precaution, we do restrict vehicles. Our own office remains open for administration, sales etc. and we continue with the same levels of security as if the Parks were still open.

Can I live in my caravan for the full Season?

Every caravan park is subject to local authority planning and licensing consents. These state that you can only use your caravan for holiday or recreational purposes, and we insist that you have a permanent address elsewhere in the country.

A caravan holiday home is not designed or built for residential use. If you were to purchase a caravan and then give up your permanent address, we would request you to leave the park. In cases of doubt, we would ask you to produce acceptable documents to confirm that you have an eligible permanent address...

What are the Site Fees and what do they include?

We quote a figure for the site fees which includes the pitch fee, water and rate charge .Electricity is now either billed on Greenacre West or on the Pre-pay card system on Thornwick and original Greenacre. The pitch fee includes an element of rent for your pitch itself and the remainder covers the maintenance of the Park and facilities. We do not make a charge for the period in winter when we are closed. Our holiday homes for sale do not include ground rent as many of our sales are to existing owners who transfer their rent credit from their old van into the new. 

What about Insurance?

You must have insurance cover for your caravan.

We have nominated insurance companies who offer specialist cover for static holiday homes such as Jardine and Leisuredays. We would ask for a copy of your policy if you arrange cover elsewhere and a surcharge will apply - as per BHHPA and Trading standards ruling.

When are the Fees renewed?

We review the fees annually in November and notify you in writing by mid-January. Any increases are influenced by price rises to water, electric and rates etc plus our own costs that are associated with the maintenance, operational, renewal and replacement costs of the park itself.

How long can a caravan remain on the Park?

If you purchase a new caravan, your first licence will be for a 10 year period. If your caravan is older, your first licence will be for the balancing period. At the end of 10 years, we will renew the licence on an annual basis for a further 8 years (or 10 years for Greenacre West) providing that it has been kept and maintained in an acceptable condition. After the 18 year period has expired our Sales Manager John will inspect the condition of the chassis to ascertian how viable it is for further extension to a MAXIMUM OF 20 Years from new. This is dependent on the condition of the caravan and that a valid gas certificate and insurance is in place.

What if I want to sell my caravan?

Think of your caravan as a long-term investment in your own leisure time. Like a car, a caravan will depreciate, more in the first years than later, especially allowing for the initial Vat cost. We will always offer you a fair market price that has been acceptable to the vast majority of our previous customers. You have the option to sell off-site, either to a dealer or individual that understands that your caravan will be removed from the Park.

Alternatively, you can sell it privately on the Park subject to certain conditions although we ask that the purchaser pay a commission to us based on the agreed price. This is covered in the Regulations.

What does the price of the caravan include?

We sell you the caravan itself, not the base or services or any land. If it is already sited, you may have some steps or a storage box but generally for a pre-owned caravan, you buy what you see.

We test and certify the gas and electricity systems as a matter of course. We would strongly advise that you renew these certificates on a yearly basis during your ownership.

If you are purchasing a new caravan, we offer a package of extra services that we itemise at the time. Electric safety tests last three years – unless you have any work done then it will be renewed.

What happens at the end of the caravan life or if we have no more use for it?

As a Company, we bear the costs involved with removal and disposal to landfill. In future years these will undoubtedly increase and we may be compelled to levy a charge or there may be a viable re-cycling option. At the moment, we only ask you to return your gas bottles and remove your fridge to the local Council waste plant. Please also inform us in writing of your decision to finish your holiday home.

Are there any other separate charges?

We currently make a separate charge for club membership cards of £2.00 each, to cover our administration costs. Greenacres has a security barrier operated by a card costing £10 that is refundable in full when it is returned. These are available from Reception or Greenacre shop.

What about gas bottles?

Every caravan is supplied with a bottle of gas and we have an exchange service when twice a day, we deliver and fit replacements provided they have been ordered from Reception on a like for like basis. We only exchange cylinders for ones that we originally supplied which you should consider if you want to use an alternative supplier. We also have areas of the park that have underground bulk tank gas such as C Block and Greenacre West – in these areas we will charge a bill.

Our Regulations cover more specific items and we would ask you to take time to read them and raise any questions.
